Job Summary: 

 

Applies sophisticated skills to perform preventive maintenance and corrective repair of buildings, building systems,  equipment and grounds. Working under limited supervision, monitors building system operations and performance. Uses several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling.

 

 

Essential Job Duties and Responsibilities:

 

  • Aligns with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.

  • Inspects building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client.

  • Coordinates and inspects the work performed by outside contractors: contracted work includes landscaping, snow removal, remodeling, HVAC, plumbers, and cleaning.

  • Performs assigned repairs, emergency and preventive maintenance. 

  • Completes maintenance and repair records as the need arises.

  • Reviews assigned work orders. 

  • Estimates time and materials needed to complete repair. 

  • Orders vital materials and supplies to finish the tasks.

  • Maintains an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum.

  • Maintains the building lighting system, including element and ballast repairs or replacements.

  • Performs welding, carpentry, furniture assembly and locksmith tasks as needed.

  • Responds quickly to emergency situations, summoning additional assistance as needed.

 

SUPERVISORY RESPONSIBILITIES  

No formal supervisory responsibilities in this position. May provide informal assistance such as technical mentorship and/or training to coworkers. May coordinate work and assign tasks.

Educational Requirements / Experience:

  • High school diploma or general education degree (GED)

  • Minimum of one year of campus facilities maintenance or related experience (building/engineering operations) and/or trade school training.

CERTIFICATES AND/OR LICENSES  

Valid drivers license.

Preferred Qualifications:

 

Uses personal computer and / or PDA for work order system, email, ESS and training. Basic skills with Microsoft Office Outlook. Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.

  4. Report any conditions which you feel could result in an accident or injury and / or stop work if required.

 

Physical Requirements:  

 

  • The ability to move within the office environment and navigate different areas of the organization’s facilities. This may include walking, standing, and occasionally climbing stairs.

  • Proficiency in using office equipment, such as computers, printers, scanners, and telephones. This may require fine motor skills and the ability to operate equipment for extended periods.

  • Clear vision to read and review documents, reports, and other written materials. This may include the ability to view information on computer screens and in printed format.

  • Adequate hearing to effectively communicate with colleagues, stakeholders, and team members. This includes the ability to listen actively and participate in meetings and discussions.

  • The ability to maintain mental and physical energy throughout the workday. This may involve extended periods of concentration, multitasking, and managing various responsibilities simultaneously.

  • Depending on the organization’s requirements, the Controller may need to travel occasionally for meetings, conferences, or site visits. This may involve air travel, driving, or other modes of transportation.
