Salary Range: $140,000 - $180,000

Role Overview

The Controller leads all financial operations across a multi-site property portfolio, ensuring accurate accounting, strong internal controls, and compliance with applicable regulations. This role oversees financial reporting, budgeting, treasury management, and the development of the accounting function while serving as a strategic partner to ownership and operational leadership. The Controller provides insight and guidance to enhance financial health, drive performance, and support sustainable growth.


Key Responsibilities

Financial Leadership & Reporting

  • Oversee monthly, quarterly, and annual financial statements for property portfolios and corporate entities

  • Ensure compliance with GAAP and property management reporting standards

  • Manage lender, investor, and regulatory reporting, including covenant compliance

  • Coordinate year-end audits and tax preparation, ensuring timely and accurate filings

Operational Finance & Analysis

  • Own P&L performance across communities and ownership entities

  • Monitor revenue, expenses, and NOI with variance analysis and actionable insights

  • Partner with regional and community leaders to improve efficiency and profitability

  • Oversee rent roll accounting, tenant ledgers, security deposits, and collections

  • Manage accounts payable and receivable, ensuring accuracy of billing and vendor payments

  • Monitor operating, reserve, and escrow accounts in line with state and lender requirements

Budgeting, Forecasting & Strategy

  • Lead annual operating and capital budget processes

  • Track capital expenditures and major maintenance projects

  • Provide forecasting and variance analysis to ownership and executive leadership

  • Build cash flow models to support acquisitions, dispositions, and refinancing initiatives

Team Leadership & Collaboration

  • Supervise, mentor, and develop the accounting team to ensure high standards of accuracy and efficiency

  • Oversee offshore accounting support, ensuring alignment with onshore leadership and compliance expectations

  • Partner with property managers and regional leadership to strengthen financial literacy and accountability

  • Deliver timely financial insights to support operational decision-making


Qualifications

  • Bachelor’s degree in Accounting, Finance, or a related field (CPA preferred)

  • 7+ years of progressive accounting or finance experience, including at least 3 years in a controller or leadership role

  • Experience in property management, real estate, or housing-related industries strongly preferred

  • Proficiency with property management and accounting systems (e.g., Yardi, RealPage, Rent Manager, AppFolio)

  • Strong working knowledge of GAAP and regulatory requirements

  • Excellent communication, leadership, and problem-solving skills

  • Deep understanding of community-level financial operations, including rent collections and expense management

  • High ethical standards and integrity in managing funds and reserves
